1. Clean the air conditioner filters every month.

5. Test the capacitor to make sure it is functioning properly every two years.
To test the capacitor, remove it from the unit and use a capacitance meter to test its capacitance value. If it is not within specification, it will need to be replaced.
6. Make sure that there is enough refrigerant in the system every two years.
To check the level of refrigerant, remove the cap from the low-pressure service valve and insert a gauge into the valve. The level of refrigerant should be between 25 and 35 PSI. If it is not, add more refrigerant until it reaches the proper level.
7. Lubricate all moving parts every two years.
To lubricate all moving parts, apply a few drops of oil to each of the moving parts. Be sure to wipe away any excess oil.
8. Replace the air filter every three months.
To replace the air filter, remove it from the unit and install a new one in its place. Be sure to follow the manufacturer’s directions when installing the new filter.
9. Change out the humidifier pad every six months.
To change out the humidifier pad, remove it from the unit and install a new one in its place. Be sure to follow the manufacturer’s directions when installing the new pad.
10. Clean the evaporator and condenser coils annually.
To clean the evaporator and condenser coils, remove them from the unit and gently brush them with a soft brush. Be sure to remove all of the dirt and debris.
