Regularly inspect both the interior and exterior of the property to identify any issues that need attention. Check for signs of wear and tear, pests, damage, safety hazards, etc.
2. Clean & Repair:
Promptly clean or repair any areas identified during a property inspection. This includes deep cleaning affected areas or fixing broken items to maintain the rental’s condition and make it safe for tenants.
3. Landscaping & Maintenance:
Maintain both front and back yard areas by ensuring grass is regularly mowed and weeds are pulled; trimming bushes; maintaining flowerbeds; cleaning out gutters and downspouts; checking decks, patios, fences, and any other outdoor structures for damage; etc.
4. Appliance & Plumbing Maintenance:
Check all appliances in the rental, including refrigerator, stove, and washer/dryer, to ensure they are in good working order. Also, check plumbing systems to make sure all pipes and fixtures are functioning properly and clear out drains or replace faulty parts if needed.
5. Air Quality & Ventilation:
Ensure that the rental has adequate air quality and ventilation by regularly changing air filters, airing out rooms regularly, removing moldy areas quickly and efficiently, etc.
6. Electrical Systems:
Make sure all electrical outlets are functional and that wiring is up-to-date with local safety regulations. Check cords and plugs for any signs of damage, and replace broken parts or cords when needed.
7. Safety & Security:
Install smoke alarms, carbon monoxide detectors, security cameras, and other safety devices as required by local laws. Make sure all locks are secure and entryways are well-lit to ensure tenants feel safe living in the rental property.
8. Paint & Flooring Maintenance:
Touch up paint on walls and ceilings as needed, clean carpets regularly, repair any damaged floorboards or tiles when necessary, etc., to keep the rental looking its best.
9. Document Everything:
Keep a record of any tasks completed including dates performed, items purchased for repairs, and any notes on the condition of the rental. Having a record will help landlords stay organized and in compliance with local laws.
