1. Certificate of Eligibility (COE)
The COE verifies your eligibility for a VA loan, and it's one of the most important documents you'll need for your loan application. You can obtain a COE through the VA's eBenefits portal, or by submitting a paper application.
2. Proof of Military Service
You'll need to provide proof of your military service, such as your DD Form 214 or Statement of Service, to qualify for a VA loan. If you're an active-duty service member, you'll need to provide a current statement of service from your commanding officer.
3. Employment and Income Verification
Lenders will require documentation to verify your income and employment, such as recent pay stubs, tax returns, and W-2 forms. If you're self-employed, you'll need to provide additional documentation, such as profit and loss statements and business tax returns.
4. Credit Report and Score
Lenders will review your credit report and score to determine your creditworthiness. You can obtain a free copy of your credit report from each of the three major credit bureaus once a year through AnnualCreditReport.com.
5. Bank Statements and Asset Verification
You'll need to provide bank statements and other documentation to verify your assets, such as retirement accounts, investments, and other sources of income.
6. Property Information
You'll need to provide information about the property you're purchasing or refinancing, such as the address, appraisal, and title report.
7. Insurance Information
You'll need to provide information about your homeowner's insurance policy, including the coverage amount, deductible, and contact information for your insurance provider.
